Pros and Cons of Living Near A Central Business District

A central business district is a hub for banks, offices, and other industries. The leading CBD in the country is Makati, as it is where most businesses in the country are situated. Makati City is home to over 629,000 residents and 62,000 businesses -- connected to industries such as retail, real estate, finance, and manufacturing. Besides Makati, some of the other central business districts in the country are Bonifacio Global City, Ortigas Center, and Filinvest City.

Since professionals and office workers flock to these central business districts, there’s a strong need for housing. The limited space in these locations has urged developers to build high-rise condominiums to accommodate more residents. Living near a commercial hub can be equally advantageous and disadvantageous depending on your needs and lifestyle. If you’re considering purchasing or renting space near a CBD, here are the pros and cons that you should consider before signing a contract:

Pros

  • Best suits an active lifestyle

If you live an active and social lifestyle, then it would be a benefit to live near businesses and offices. You’ll be sure that living an on-the-go lifestyle is more manageable having restaurants, convenience stores, and shopping malls just within walking distance from your home. You won’t worry about traveling far to head to important establishments, which means you get to save on money and time meant for transportation. Condominiums like Avida Towers Ardane in Ayala, Alabang gives you the opportunity to live near Starmall and Ayala Malls South Park. This allows you to access your basic needs easily.

  • Access to public transportations

When you live near a central business district, there are surely more modes of transportation available. It’s convenient to get around places, especially those not located within walking distance from your home. You can ride jeepneys, taxis, UV Expresses, LRT, and MRT to get to your destination.

  • You’re near job opportunities

One of the advantages with living close to a CBD is the availability of job opportunities. Whether you’re from industries like BPO, real estate, or banking -- there’s a career to find near you. It’s also easier to have a healthier work-life balance.

  • The market value of property increases

Since there’s a higher demand for properties at a central business district, it affects the market value of spaces near the area. When you purchase a property near a CBD, you’re sure that it’s market value will appreciate over time. It’s an advantage, especially if you have intentions of selling the property in the future.

Cons

  • Noisy environment

Of course, living near a CBD also has its cons. Since more people head to the area especially on weekdays, you can expect a noisy environment with cars and people constantly passing by. It might be a distraction especially when you’re trying to focus on productivity or when sleeping at night.

  • Lack of open space

Most CBDs don’t have enough open space like parks, parking spaces, or playgrounds since the land area is usually meant for commercial or business purposes. If you want to get a breath of fresh air, you'll have to head somewhere else where you can walk your dog and go for a jog, for instance.

  • Expensive land properties

The price of a property near a CBD is often higher compared to other locations. The pricing for these properties is influenced by their location, market value, and demand. Purchasing a property here might mean having to settle for a smaller space.
